Not always. Tiles often outlive the underlayment beneath them. A lift-and-relay (reusing your tile over new underlayment) can cost far less than full replacement. We'll tell you which one you actually need.

How long do tile roofs last?

The tile itself can last 40+ years; the underlayment underneath typically needs replacement around 20–25 years. That's why inspections matter.

What do you use on flat roofs?

Primarily modified bitumen and modern self-adhered membrane systems, detailed and sealed at every penetration and edge.
